A great result after a tough battle with the Conservation Officer. We obtained planning consent for this contemporary replacement dwelling in the Chislehurst Conservation Area of Bromley. The Client approached us with a design brief to create a long term family home with a contemporary style that would serve their short and long term requirements. The Client understood and expected some resistance from the LPA on the basis that if successful they would be the first residents to secure planning permission for a contemporary style property in the Conservation Area.
Our initial proposals for the site were for a very contemporary 2/3 storey detached dwelling using flat and mono-pitch roof elements. Unfortunately this was refused by the LPA under delegated powers and the applicant decided to test the decision at appeal. Whilst lodging the appeal we also collaborated with the LPA on revised proposals. The amended scheme retained the internal layout and spatial arrangement of the original submission. The amendments made significant alterations to the mass and bulk of the design utilising a traditional pitched roof form. The LPA and in particular the Conservation Officer still viewed the proposals as harmful to the character of conservation area although this already consisted of an eclectic mix of traditional style dwellings. Steps were taken by the Client to lobby local stakeholders and the application was called to planning committee with a recommendation from LPA for refusal. The planning committee voted in favour of the design and permission was granted.
The consent allows our Client to replace the existing 153m² bungalow with a 3 storey replacement dwelling providing 480m² of internal floor area. Following the approval the appeal was withdrawn and the Client has now instructed us to prepare the working drawings and technical design.
