This property really has potential. It's set in a mature site over three storeys with distant views over a River and National Park beyond.On approach the property presents just an ordinary looking bungalow, but the ground drops away and to the rear there are 3 storeys looking through a gap in in the trees. The bungalow already provides nearly 5,000 ft² of accommodation The site is located on an exclusive private estate and the final property could reach a really high resale price.
Externally the existing bungalow is tired and the finishes are in need of updating, combined with the steeply pitched roof which dominates the front elevation results in a very undesirable property. However, looking beyond the negatives, the steep pitched roof generates the opportunity the vastly increase accommodation at first floor level, and the three storeys to the rear already provides a large expanse of facade that just needs re-configuring to really make the most of the aspect.
The design approach for this project was to make sure that the extent of the remodeling took place in the prime areas around the house, to make sure that the budget would be spent in the areas that would produce the greatest results. This logic identified that most of the extended areas should be on the first floor, in order to create an impressive master and bedroom 2, including terrace areas. A Further small extension at Ground floor level pulls the kitchen/family room closer to the view and orientates this prime space to address the movement of the sun, maximising the level of natural daylight. The basement is large enough and a simple remodel configured the spaces into the best location, increasing the openings to make the most of the views and create a good connection with the external spaces immediately to the rear. A two storey extension to the front creates a new look to the property, with a double height vaulted ceiling infilled with an oak frame with two large stone pillars creating a strong looking property. The stone is carried into the entrance hall which has been opened up right through to the rear, and allows clear views right out over the river and forest beyond. The design vision was to create a lodge style property using materials to compliment the woodland setting. This also allows the use of cladding materials such as weatherboard and natural stone slips which provides an economical way of covering up those old and tired finishes.
The final footprint results in a total floor area of over 5,500 sq ft. This represents only a modest increase allowing the budget to be spent on creating better quality spaces. A triple garage has been added which provides further accommodation and helps to provide a sense of enclosure on arrival to the property.
