We are excited to report that design proposals for this self build located in the Greenbelt allowed at appeal after a long drawn out planning process. Numerous applications were prepared and submitted in a staged approach which included a certificate of lawfulness for permitted development and its implementation on site. After refusal of an application for a replacement dwelling an appeal was lodged to the Planning Inspectorate and allowed. The outcome meant that the existing modest 1,000ft² bungalow can now be replaced with a large 4,000ft² two storey individually designed property. It was a high risk strategy involving a loophole in permitted development that ultimately allowed the Client to secure consent for a large luxury replacement dwelling. A great example to any aspiring self builder on how to explore every possible opportunity!
