In 2023, our design studio achieved significant milestones by welcoming 40 new clients and managing 21 projects through the technical design stages, with additional support for projects in the construction phase. We successfully secured 55 planning consents for various self-build projects, ranging from 20 Householder applications for extensions and remodels to 14 Full planning applications for new dwellings, along with 21 other strategic applications, including Certificate of Lawfulness, Discharge and Variation of Conditions, and Prior notification applications.

Projects featured a variety of sizes and types, including internal reconfigurations, extensions to existing dwellings, and assistance to self-builders on major remodeling and large new build projects. Almost all our new projects, irrespective of size, share the common goal of creating homes that meet short and long-term lifestyle needs, providing enjoyment for the homeowners and their families.

Expanding our reach, we've undertaken projects in additional counties, notably Rutland, the UK's smallest county, and extended our portfolio into South and West Yorkshire. Our portfolio now covers 55 UK counties, emphasizing the benefits of choosing a designer and self-build partner beyond local options.

Furthermore, we've continued to broaden our expertise, extending our core architectural service to encompass external spaces, enabling a comprehensive site-wide approach. Additionally, we've taken on a more active role in detailed internal space planning, assisting clients in fulfilling their interior design aspirations. Our in-house CGI skills have continued to advance, utilizing visualization as a design tool, facilitating our clients' ability to explore design options and make confident decisions.

We've continued to embrace diverse client objectives, engaging with projects that require energy efficiency, adopting passive house principles, and exploring various building techniques and approaches. Our experience spans several build methods and procurement routes, enabling us to assist clients in selecting the best approach and methods to match their circumstances and experience.

Cultivating and developing new and existing relationships has allowed us to connect with like-minded consultants and service providers, continuing to benefit both existing and future clients.

We continue to welcome clients with diverse architectural preferences, from classical to arts and crafts, modern, and contemporary, which has been rewarding, allowing us to create bespoke designs across the full spectrum of architectural styles.

Lastly, we are more determined than ever to focus on providing an alternative architectural and self-build support partnership. We aim to capture the appropriate level of expertise and experience, alongside an exploration of ideas, delivered within a collaborative process, culminating in creating spaces that allow people to grow and flourish.

We are presently providing support to the client, who is self-managing the project, during the construction phase. Progress is well underway, with the shell of the structure now complete and interior fit-out in progress. We anticipate project completion in early 2024.

Navigating the planning system can be quite challenging in the current landscape, with Local Authorities often falling short and communication proving difficult. While this application did surpass the target date, we managed the process meticulously, ultimately securing consent without the need for protracted negotiations. Our client, who had anticipated significant hurdles due to past experiences with their previous designer, was delighted with the outcome. They graciously provided the following testimonial:

How did you meet the Client and what was their background?

Jo and Lesley came to us after experiencing difficulties with local designers and planning consultants in their quest to obtain planning permission for a new dwelling. They sought one final opportunity to challenge the Local Planning Authority (LPA) to realize their vision of a modern, long-term family home. Having witnessed our successful track record with self-build projects, they were drawn to our unbiased approach, unencumbered by pre-existing relationships with the LPA.

What were their key objectives?

Jo and Lesley's primary objective was to create a modern family home that catered to their lifestyle needs while achieving high energy efficiency. They aimed to find a design that would harmonise with their picturesque semi-rural setting on the edge of the village and AONB. Despite previous planning setbacks, they were determined to proactively engage with the LPA and address concerns regarding a modern architectural style.

What build route did they adopt?

The clients chose to appoint an independent project manager who would oversee the site and manage the construction works on their behalf. This approach, often referred to as management contracting procurement, empowered the clients to procure materials and labour directly under the project manager's supervision. While this approach carried the risk of overspending, it offered greater control over the construction process. The project manager, experienced in the field, conducted a rigorous tender process based on our technical design, ensuring accurate cost information before commencing construction.

What did the initial design stages look like?

Having previously explored design options, Jo and Lesley brought many ideas to the table. We began by thoroughly understanding their objectives and quickly formulated an approach that addressed their lifestyle needs and tackled previous planning challenges. Once we identified an option that resonated with them, we sought pre-application advice from the LPA and further developed the design. We utilised 3D CGI photomontage images to visualize the external appearance and provided views to justify the sympathetic architectural appearance from the public realm.

Did you change your approach in order to find the right solution?

Our initial approach involved an in-depth review of historical planning data for the site, including an analysis of why the LPA had resisted previous proposals. We believed the LPA had been overly cautious, and we designed with the aim of challenging and justifying prior assessments. We conducted a careful site assessment and identified views that had the most significant impact on the public realm. As design ideas were presented to the clients, we meticulously balanced lifestyle needs with planning implications to identify viable options. Although the LPA initially showed reluctance, we persisted and intelligently addressed concerns, including those related to the proposed balcony, which was ultimately included in the final submission.

Were there any challenges securing the planning consent?

Securing planning consent proved challenging, as the LPA initially resisted the application. Continuous dialogue with the LPA throughout the planning process was essential. Eventually, we compiled a robust justification, including photomontages from various public viewpoints into the site. This provided the LPA with the assurance that our proposals would not harm the conservation area, AONB and SSSI.

After securing planning consent, what did you provide to allow the project to move forward?

With planning consent in hand, the clients' preference for an airtight, prefabricated timber frame construction method was accommodated. We produced detailed technical drawings reflecting timber frame construction, allowing for cost estimation and financial viability assessment. We supplemented the technical drawings with precise architectural details for critical junctions and interfaces. During the technical design phase, we coordinated information with the timber frame specialist and other suppliers and subcontractors to ensure alignment of information. This enabled the refinement of cost plans, leading to the appointment of the project manager and the commencement of construction. Throughout the works, we remained accessible to answer queries and assist the clients and their delivery team to realise the shared vision for the project.

How was your experience during the construction phase and the project management procurement route?

The construction phase was marked by its success. The project manager and subcontractors had a deep appreciation for our comprehensive technical design. Our detailed instructions for bespoke elements of the project facilitated clear communication and precise execution, ensuring that the architectural design intent was realized. The procurement approach, which placed the clients in control with the support of an experienced project manager, was highly effective. This transparent arrangement aligned the client's and project manager's interests, resulting in a smooth construction process.

How would you summarise the overall process and finished property?

This project stood out due to our objective, unbiased approach, which differed from the more conventional choice of selecting a local designer with established relationships with the LPA. By prioritising the clients' interests and focusing on their needs, we tackled the challenges with a fresh perspective. After securing planning consent, the clients injected renewed energy into the project, which moved forward methodically. The decision to appoint an independent project manager facilitated efficient design and construction processes, ultimately leading to the successful realisation of a remarkable family home.

What did the Client say about their journey with you?

“You took time to get to understand the extreme sensitivities of a very challenging and limited site, helping us to balance the decision between remodelling or rebuilding. Our meeting with the planning officer and conservation officer was excellently handled. After 18 months of unsuccessful negotiations with another architect. You managed to navigate through the planning process with reasoning and skill, somehow satisfying the expectations and needs of the local authority whilst still delivering our brief. How did you meet the Client and what was their background?

We had the pleasure of meeting Gary and Sue at a self-build exhibition. They were first-time self-builders with a dream of creating their own grand design home. Gary, having recently taken early retirement, had purchased a 1950's bungalow situated on a picturesque rural site offering stunning 360-degree views near Gillingham, Dorset.

What were their key objectives?

Gary and Sue's primary objective was to craft a custom home tailored to their lifestyle needs. While the property would primarily serve as their everyday residence, it also needed to offer a welcoming and comfortable space for family visits. Gary, in particular, was passionate about achieving a contemporary aesthetic both inside and out. Additionally, they sought an energy-efficient home, leveraging renewable technology to reduce long-term operating costs. Gary was also keen on achieving value for money by overseeing individual trade packages, a strategy that ultimately maximised their budget compared to traditional main contractor or turn-key approaches.

What build route did they adopt?

Gary took on the role of project manager, overseeing the entire construction process. This included on-site management, supervision of trades, and coordination of subcontractors. They opted for a mix of supply-and-fit packages for certain components, while others were labour-only contracts, with Gary directly procuring materials.

What did the initial design stages look like?

In the initial stages, we brainstormed conceptual ideas that swiftly evolved into a vision for a contemporary flat-roofed house. We decided to place the bedrooms on the ground floor and the main living spaces on the first floor to fully embrace the breathtaking views. The design also considered the path of the sun, maximising natural light penetration for enhanced living spaces. Once we had a solid concept, we continued to refine and expand upon it, working on spatial arrangements and external aesthetics.

Did you change your approach in order to find the right solution?

At the heart of our approach to every project lies our first principle: a profound understanding of each client's objectives and a meticulous balancing of their priorities. This fundamental philosophy leads us to embrace the distinctive circumstances of each project and adopt a tailor-made approach, ensuring that no two endeavours are alike. For Gary and Sue, the goal was to deliver functional spaces while achieving architectural excellence and high energy-efficiency standards. Their budget allowed us to explore innovative solutions without compromising on quality. Building a close relationship with them and understanding their stance on cost versus quality was pivotal in finding the perfect design.

Were there any challenges securing planning consent?

Securing planning consent for the project involved obtaining a certificate of lawfulness (conforming to permitted development allowances) and an application to modify a boundary separating the domestic plot from an adjacent field. Fortunately, the local planning authority (LPA) was supportive of our proposals, and we successfully secured planning approval on our initial submission. Later in the technical design phase, Gary and Sue made some additional changes, which we formally presented to the LPA, and they were accepted.

After securing planning consent, what did you need to provide to allow the project to move forward?

Following planning approval, we were tasked with creating a comprehensive technical design that would facilitate cost estimation, building regulations compliance, and warranty approval, paving the way for construction to commence. This involved producing general arrangement drawings, detailed architectural specifications, and schedules. Knowing that Gary intended to tender individual trade packages, we tailored the information to suit this tender process. This included preparing separate drawing packs and specifications for each trade.

What other advice and support did you provide during the technical design stage?

Understanding that this was Gary's first experience managing a construction project, we matched our support to his needs, ensuring no gaps in the process. We assumed a comprehensive coordinating role, ensuring that the technical design aligned seamlessly with all third-party appointments, including structural engineers, timber frame specialists, window suppliers, and staircase designers. Throughout this phase, Gary could tap into our expertise and experience, and we guided him as needed, ensuring that everything was in order for the commencement of construction, including CIL exemption, planning condition discharge, energy calculations, building control, and building warranty.

How did the property achieve such a good energy rating?

Our approach to achieving an exceptional energy rating involved a combination of strategic design considerations and high-quality building materials. We carefully considered the orientation and placement of glazed elements to maximize energy efficiency from the outset. Substantial insulation and airtightness measures were incorporated into the timber frame construction, enhancing the baseline performance. The use of triple glazing and solar glass further improved thermal performance while preventing overheating. The integration of solar PV, an air-source heat pump, and battery storage into the design complemented the already impressive building fabric, resulting in minimal power requirements. In fact, Gary proudly demonstrated zero energy consumption from the grid through his mobile app on-site.

Were there any specific challenges to overcome?

One notable challenge arose when Gary opted for a pre-fabricated timber solution over our recommendation of steel frame construction. While Gary chose the timber solution for its single-point responsibility in delivering an insulated and airtight superstructure, he underestimated the complexity of the project. This presented a significant challenge during the construction phase of this element. Fortunately, we provided on-site support, offered intensive guidance, and liaised directly with the timber frame supplier and their site operatives, eventually successfully delivering the frame and allowing the project to progress.

How would you summarise the overall process and finished property?

What stands out about this project is Gary and Sue's commitment to quality over quantity. Despite the site's capacity for a larger property, they opted for a smaller, well-designed home. This approach resulted in functional spaces elevated by thoughtful design, taking full advantage of natural light and orientation. This philosophy enabled us to deliver high standards in materials and workmanship. The synergy of meticulous design and elevated building standards contributed to achieving an impressive A+ energy performance.

What did the client say about their journey with you?

“I had the pleasure of meeting Tony and Chris at Grand Designs London approximately five years ago when my family and I had just acquired a stunning two-acre plot in Dorset, perched atop a hill with breathtaking 360-degree vistas. Upon meeting the homeowner and examining her floor plans, it became evident that her lifestyle needs were overlooked. After conducting a thorough design review and meticulous spatial planning, we proposed straightforward modifications that significantly enhanced her project.

While exhibiting at the Home Building & Renovating Show earlier this year, we met several homeowners and self-builders at an advanced stage in their project, that did not feel entirely comfortable with the architectural design.

After talking through our design process, they felt their experience fell short in terms of the flair and creativity required to achieve something special. There appeared to be a gap between what had been produced against what was needed. In most cases, they expressed that ideas and inspiration were driven by them.

We have since realised that our service always goes beyond what appears to be perceived as a ‘typical architectural service’. On every project, we adopt a thorough exploration of design solutions and how they align with clients’ lifestyle needs. This reflects our wider belief that thorough exploration should be executed for something as important as your own home. For many people carrying out small developments including extensions, the level of design available can be limited. HAVING THE COURAGE TO CHANGE COURSE WHEN THINGS AREN'T WORKING

When you hear yourself saying “That will do” when it directly effects you and your families future home, tough decisions are required.

We met the owners of this property at a self-build exhibition in Farnborough earlier this year. They loved our work and felt connected with our design philosophy. They were well advanced with an alternative designer, but felt that the process hadn't given them something that matched their vision for their future home.

When we discussed the opportunities that were currently being overlooked, they decided to appoint us to take over and explore a new approach. Having led them through our process with renewed energy and creativity, we completed the new design and made a submission for planning approval. The application was recently granted. We are now working with our Client helping them to decide how the project should proceed, with the next objectives to obtain quotes before moving forward into the construction phase.

The new design embraced a 'whole site' approach, where previously the ideas, in our view, had been too constrained to the envelope of the existing property. This new perspective was key to finding a solution where the house and site feels connected. As with every project, we undertook a thorough interrogation of the clients lifestyle needs and design preferences. This was then followed with well thought out ideas balancing the flow and feel of spaces with practical and technical considerations including good aesthetics.

It is not unusual for self-builders to explore different design services before finding a good match. This project is an good example of how the client's courage to try something new, when they were feeling underwhelmed, rewarded them with something special.

TONY HOLT DESIGN | PLANNING GRANTED FOR BUNGALOW REMODEL | EAST SUSSEX

We are proud to report another great consent for an adventurous bungalow remodel in East Sussex. The design doubles the floor area of the existing property to 340m² (3,659 ft²). The spatial arrangement and external appearance has been transformed raising the standard of design in the area, whilst providing a great home to meet our Client’s long term lifestyle needs.

We secured a great consent this week for a replacement dwelling in an Area of Outstanding Natural Beauty located in the South Downs National Park. Our Client was brave enough to allow us to challenge advice they had received to take a cautious approach with their proposals. They put their trust in us and followed our advice to be bold. It has certainly paid off! It now allows them to demolish the existing 4 bedroom 189m² (2034ft²) chalet bungalow and replace it with a full 2 storey, 5 bedroom 317m² (3412ft²) luxury dwelling. The consent secures a raise in ridge height of 1.8m previously advised by others to be a waste of time in pursuing. It’s another example of challenging perceptions of others, embracing a design led approach in order to capture the best home possible.

TONY HOLT DESIGN | PLANNING GRANTED | CAMBRIDGESHIRE CONSERVATION AREA

We obtained planning permission for this replacement dwelling in late 2020. It was a fantastic result in an extremely sensitive conservation area, consisting of 17th century historical assets. Following the consent we completed a full technical design package to enable works to commence early 2021. The build is nearing completion and we hope to see the finished article soon.
