PLANNING GRANTED (AONB) : SELF BUILD REPLACEMENT DWELLING IN AONB WITH 225% INCREASE IN FLOOR AREA
The design process can be a challenge and this project really tested everyone involved. Our Client was striving to achieve great things and this site was always going to test boundaries, due to the sites location in in the North Wessex Downs Area of Outstanding Natural Beauty. The plot had been subject to a previously refused planning application for a replacement dwelling due to scale, bulk and failure to contribute to local distinctiveness. The Client expected a challenging planning process and appointed a local planning consultant and landscape designer to work alongside to assist in strengthening the design proposals and increase the chances of success. The initial designs were restricted by an overly cautious approach which compromised the Client’s design brief. After an open and honest conversation we managed to convince the Client and design team to push for a more interesting and adventurous design. With new energy injected we re-engaged Client and design team and completed the proposals for a large contemporary replacement dwelling.
We are delighted that this scheme was approved with no negotiations or amendments required. The approval secured permission to replace the existing bungalow and outbuilding totalling 101m², with a 328m² contemporary luxury dwelling. This secured an 225% increase in gross internal floor area in an AONB and open countryside.
