TONY HOLT DESIGN | 2021 IN NUMBERS

It has been a mixed year in uncertain times for everyone. For the self-build industry, we have been fortunate that self-builders have been determined and pushed forward with their projects. We are proud to have provided support throughout their self-build journey, helping to create some fantastic homes for their families.

So far in 2021 we have secured 53 Planning approvals throughout the UK, covering 28 Counties and 36 different local planning authorities. We currently have 17 planning applications pending, for some we expect to get consent before the new year. All these projects are for families wanting to provide exciting new homes and spaces that can help to enrich their lives, providing them with what they love, want and need.

This year we’ve taken on 44 new budding self-builders on new projects. We have continued to work with another 28 providing technical design and support where needed, through the construction phase after securing planning consents. We have seen several projects completed with clients moving into and enjoying their new homes and surroundings.

In addition, we are excited to have secured planning consent across the Atlantic for a luxury dwelling in Boston, USA.

TONY HOLT DESIGN | PLANNING GRANTED FOR SELF BUILD DWELLING | CONWY, WALES

We Secured this approval in North Wales recently which enables the Client to build a 470m² (5,058ft²) luxury 4 bedroom, 3 bathroom property on a previously undeveloped parcel of land. We have just agreed the appointment to take the design through the technical design stages to enable the Client can secure tenders and selection of a contractor.

This approval takes out total in Wales to 6 successful planning consents, which includes projects in Swansea, Cardiff, Rhigos and Anglesey.

TONY HOLT DESIGN | PLANNING GRANTED FOR REMODEL TO EXISTING DWELLING IN TYNE AND WEAR

Securing this approval in Tyne and Wear was a first in this county for us. This takes our design services across 41 counties out of the 48 in England. The proposals transform this dated property into a building of its time. As well as a radical remodel to the external appearnce, the internal layout has been changed to increase the sizes of primary living spaces and increase natural light penetration wherever possible.

The existing 267m² (2,873ft²) 4 Bedroom, 2 bathroom dwelling, will be increased to 365m² (3,928.13) 4 Bedroom, 4 bathroom dwelling (all bedrooms have been increased in size to be comfortable doubles).

We have been instrcuted to commence on the working drawings and look forward to supporting the Client through the self build journey.

TONY HOLT DESIGN | PLANNING GRANTED IN RICHMOND UPON THAMES | SURREY

When the Client signed up to our design service they had already acheived a consent with a previous designer, but felt underwhelmed after the LPA had reduced their dream home to a modest chalet bungalow. We took them through our design process and challenged the LPA assessment which was in our opinion overly cautious.

We lodged a planning application in November 2020 and planning was granted in January 2021. Our proposal replaced a 100m² (1,076ft²) single story bungalow with a 282m² (3,035ft²) luxury house. The previous consent had acheived circa 200m² (2,152ft²) with most of the first floor provided as rooms in the roof accomodation.

Following grant of planning, we were then instructed to complete landscape design and full technical working drawings. Following the tender process the Client appointed a contractor and works commenced August 2021. We have been supporting the delivery team answering queries on an ad-hoc basis and are looking forward to seeing the build take shape.

TONY HOLT DESIGN | PLANNING GRANTED FOR SELF BUILD IN EAST MIDLANDS | LEICESTERSHIRE

We recently secured planning consent for this impressive replacement dwelling in the greenbelt. It is a great example of a how self-builders with the appetite to challenge opinions can really secure amazing results. It was seen as a high risk proposal but sometimes these do pay off and rewards be the difference between ordinary and special. We are currently working with on a full technical design package and looking forward to providing support through the construction phase.

TONY HOLT DESIGN | PLANNING GRANTED IN HEMINGFORD GREY | CAMBRIDGESHIRE

This contemporary replacement dwelling new build was granted planning permission in September 2020. Tony Holt Design has completed a full architectural design package and we are currently supporting the Client and delivery team on site. The property is in the Anglo-Saxon village of Hemingford Grey and within a sensitive conservation area. The existing property was a typical 1970’s built property with a negative contribution to the conservation context. This allowed us to pursue a contemporary solution which we hope will raise the standards of design and help create a positive distinction with the historic assets.

We are looking forward to seeing the build move forward and visiting the project for some progress photos.

Good to see this cool replacement dwelling project nearing completion. It's been a pleasure to work with a Client that has an appetite for delivering well considered detailing and as much of the original design intent as possible. TONY HOLT DESIGN | SELF BUILD PROJECT UPDATE IN WILTSHIRE

It’s great when Clients and their delivery team share progress photos during times we are not able to visit site during the pandemic. Our design for this replacement dwelling in a village setting in Wiltshire was granted planning in the Summer of 2019, following intense negotiations with the planners. Since then we’ve completed a full technical design package enabling works to commence on site, with completion due in the next few months. In the meantime we have been supporting and liaising with the project manager to help deliver the build as close as possible to the original design.

TONY HOLT DESIGN | PLANNING GRANTED FOR REPLACEMENT DWELLING IN ESSEX

We secured planning permission for this 480m² replacement dwelling in October 2018. We were appointed to complete a full technical design enabling our client to investigate the most appropriate build system and delivery method. During this time we were also instructed to complete hard landscape design to compliment the house, the final details are currently being considered. We are looking forward to completing the full technical design for the house and the site shortly and seeing this self build get under way!

TONY HOLT DESIGN : PLANNING GRANTED FOR CONTEMPORARY BUNGALOW REMODEL IN DOREST

Fantastic result to get this adventurous remodel in Poole, Dorset. Our proposals add a single storey extension in traditional construction and the replacement of the existing roof with a site fabricated timber frame structure to provide additional bedroom accommodation. The remodel is complete with a new palette of materials including slate roof tiles, natural stone cladding, brick slips and crisp white spray render.
