This Art Deco style property is located on a corner plot in a coastal location and enjoys views over the English Channel from is cliff top position. The house sits to one side of its plot and already boasts a footprint of just over 4,000ft². The house occupies a generously sized square plot providing a spacious South facing rear garden.
The existing house was built in the 1920s, finished with a glazed pantile tile roof, painted render walls with simple detailing to reflect the art deco style. Internally the rooms are all generous in size with large window openings typical of houses built in the era.
The Challenge
The external materials are failing and without extensive remedial attention the building is in danger of falling into disrepair including the existing original metal windows. Various extensions and alterations have created a fragmented layout with some rooms only being able to be accessed via other rooms. Due to the topography of the plot and the boundary treatment, views of the ocean are currently enjoyed by the 1st floor bedroom only, and the existing principle living areas only have aspect onto the rear garden. The underlying structure of the property is predominantly sound and therefore a remodel option will make use of the existing 4,000ft² of structure and make substantial saving over a complete replacement option.
Conceptual Approach
Due to the position of the property and the opportunities of sea view on offer, exploring an additional storey is a must. The creation of the extra storey allows a reshuffle of bedroom and living spaces and takes full advantage of the plot. Relocating secondary bedrooms on the ground floor and moving the main living spaces to the first floor, prioritises which rooms benefit from the sea views. The second floor can then be occupied by 2 bedrooms, 1 being a superior master bedroom suite. The additional storey and reshuffle allows all the bedroom spaces and main habitable rooms to be located on the South facing rear façade, with other secondary spaces located further back in the footprint.
Ground Floor plan
4 bedrooms all with en suite occupy the ground floor, 3 enjoying direct aspect and access onto the private rear amenity space. A games room is located toward the rear of the footprint with access up to a first floor mezzanine area and internal garden courtyard on the first floor. A double garage with access into a housekeeper’s utility area is also provided.
First Floor Plan
A triple height entrance void with feature staircase and lift give access to a large open plan area spread across the entire South facing façade with full panoramic views of the ocean. This open plan area contains the kitchen, dining and 2 living areas with access to the South onto a terrace and to the North into a private enclosed courtyard, and secondary living/games area.
Second Floor Plan
The top floor contains 2 impressive bedrooms, one of which serves as the master suite complete with dressing and en suite areas. Both bedroom enjoy uninterrupted view of the ocean and also have external terrace areas.
Externally
Externally a contemporary beach house look is achieved with an art deco influence. The materials include crisp white acrylic render with powder coated aluminium windows and roof trims softened with a touch of timber cladding. Metal balcony guarding has been adopted to give the property a touch of 1920’s class, avoiding a glazed solution which is completely unpractical in a coastal environment. The South facing façade is finished with a sumptuous curved external staircase proving access from the first floor living spaces directly into the private rear garden.
Summary
The existing house has been given a new beach house style with the internal spaces reshuffled to take full advantage of what the site has to offer. The final design creates a luxury individually designed residence with an overall footprint of nearly 5,000ft², saving it from certain demolition.
